Oak Wash has The Cottonwood Ditch Association that controls, among other things, property owners use of ditch water. This declaration is to advise buyers of the existence of the Association as well as to advise any buyer that a survey may be needed to determine the exact parcel borders and corners. The City of Cottonwood indicated that some portion of the parcel by the "Oak Wash" may be in a flood plain. This may also be a subject of a survey which can be completed as a contingency prior to close of escrow.
