Here’s my read on the October 2026 market across Flagstaff, Doney Park, Kachina Village and Munds Park, pulled straight from our local MLS.
The area closed 108 home sales in October 2026, almost exactly matching October 2025’s 109, while the number of homes for sale jumped 18%. Supply now sits at 5.5 months, solidly in balanced-market territory, and homes that sold still went for 98.2% of their final asking price.
Key takeaways for October 2026
- Sales: 108 homes sold, essentially flat with October 2025 (109) and the second-lowest October since 2017.
- Prices: the median sold price was $662,500, down about 5% from $700,000 a year ago; the six-month median is $674,000.
- Supply: 5.5 months of inventory, up from 4.5 a year ago, which puts the Flagstaff area in balanced-market territory.
- Negotiating: homes that sold got 98.2% of their final asking price, but 307 listings came off the market unsold since May.

Sales: The Second-Slowest October in a Decade
In October 2026, 108 homes sold across Flagstaff, Doney Park, Kachina Village and Munds Park, one fewer than the 109 sold in October 2025, a dip of about 1%.
That’s the second-slowest October in the last ten years, ahead of only October 2022 (96 sales). It’s roughly half the pace of October 2020, when 213 homes sold at the height of the pandemic boom.
The bigger change is on the supply side. Homes for sale climbed to 589 from 500 a year ago, and months of inventory rose from 4.5 to 5.5. Sales are steady, but buyers have noticeably more choice than they did last fall.
| Year | Homes sold in October |
|---|---|
| 2026 | 108 |
| 2025 | 109 |
| 2024 | 128 |
| 2023 | 118 |
| 2022 | 96 |
| 2021 | 175 |
| 2020 | 213 |
| 2019 | 167 |
| 2018 | 161 |
| 2017 | 165 |
Sales by Home Type
| Property type | Oct 2026 | Oct 2025 | Change |
|---|---|---|---|
| Single-family homes | 66 | 75 | −9 |
| Townhomes | 14 | 16 | −2 |
| Condos | 10 | 7 | +3 |
| Manufactured and mobile homes | 18 | 11 | +7 |
| Total | 108 | 109 | −1% |
Single-family homes are still the anchor of the market at 61% of sales, but were down 9 from last October. Townhomes were close to flat, down 2. Condos rose from 7 to 10 sales, from a $260,000 condo near NAU to a $1.8 million condo in Pine Canyon. Manufactured and mobile homes jumped from 11 to 18 sales, most priced between $300,000 and $490,000, with Munds Park contributing six.
Bottom line: fewer single-family sales were offset almost entirely by manufactured homes and condos. Buyers are leaning toward lower price points as mortgage rates climb.
Mortgage Rates and the National Picture
Mortgage rates are the biggest force this fall. Freddie Mac’s 30-year fixed average was 7.18% on November 5, 2026, about a full point higher than a year earlier (Mortgage News Daily). Nationally, existing-home sales ran at a 3.99 million annual pace in September, down 2.2% from a year ago, with 4.8 months of supply (NAR).
NAR Chief Economist Lawrence Yun said recent rate increases mean “fewer buyers can qualify to purchase a home.” The Flagstaff area is following the national pattern, but with more inventory: our 5.5 months of supply is above the national 4.8, which gives local buyers extra room to negotiate.
Listings That Came Off the Market Unsold
Over the last six months (May–October), 307 homes came off the market without selling: they expired or were cancelled. That’s up from 250 in the six months through September.
If you’re a buyer: unsold listings show you which sellers may be ready to deal. For every five homes that sold since May, about two came off the market unsold.
If you’re a seller: most listings that fail to sell were priced above what buyers would pay, weren’t marketed well, or both. The homes that did sell went for about 98.2% of asking. A clear pricing and marketing plan is what closes that gap.
How Fast Homes Sell, and for How Much
- Homes sold in October took an average of 98 days on market (the same as September, up from 93 last October).
- Homes sold over the last six months averaged 91 days on market.
- Counting relists, October sales averaged 103 cumulative days on market.
The pace is slowing. October’s sales took about a week longer than the six-month average and the same month last year. Buyers can take time to compare, and sellers should plan for a three-month runway.
On price, the median sold price in October was $662,500, and the median over the last six months was $674,000. Prices are softening slightly, down about 5% from October 2025’s $700,000, not falling sharply.
The median asking price across active listings is $715,000. The sale-to-list ratio is about 98.2%: homes that sell go for roughly 98 cents on every dollar of their final asking price. Against the original list price it’s 95.9%, so many sellers reached that number only after a price cut.
Months of Supply by Price Range
Months of supply estimates how long today’s listings would last if no new homes came on the market. Under 3 months is a seller’s market, 3–6 months is balanced, and over 6 months is a buyer’s market. At 5.5 months, the Flagstaff area is in balanced territory overall, but the picture changes by price range:
| Price range | Active | Sales May–Oct | Months of supply | Market leans |
|---|---|---|---|---|
| Under $400K | 79 | 103 | 4.6 | Balanced |
| $400K–$599K | 105 | 201 | 3.1 | Balanced |
| $600K–$799K | 92 | 186 | 3.0 | Balanced, near sellers |
| $800K–$999K | 66 | 106 | 3.7 | Balanced |
| $1.0M–$1.19M | 29 | 52 | 3.3 | Balanced |
| $1.2M–$1.39M | 15 | 22 | 4.1 | Balanced |
| $1.4M–$1.59M | 11 | 17 | 3.9 | Balanced |
| $1.6M–$2.79M | 42 | 59 | 4.3 | Balanced |
| $2.8M+ | 22 | 14 | 9.4 | Buyers |
Price-range supply reads lower than October’s 5.5 because it uses the faster sales pace since May. The $600K–$799K band is the tightest at 3.0 months, so well-priced homes there still move quickly. Above $2.8 million, buyers hold the most leverage with over nine months of supply.
Heading Into Winter in Flagstaff
October in Flagstaff means golden aspens on the San Francisco Peaks and a quieter market before winter. Sales typically cool from here through February, and this year they’re cooling with more homes on the market than at any point in the past two years. Munds Park, a popular second-home spot, usually slows the most once snow arrives.
Buyer tip: use the slower season to negotiate. With 103 cumulative days on market, many sellers are ready to talk about price, repairs or closing costs.
Seller tip: if you’re listing before the holidays, price it right on day one. The gap between 98.2% of final asking and 95.9% of original asking is the cost of starting too high.

How long are Flagstaff homes taking to sell?
Plan on about three months. Homes sold over the last six months averaged 91 days on market, and October sales averaged 98. Pricing matters: 307 homes came off the market unsold in the last six months, while the ones that sold went for about 98.2% of asking.
What’s the median home price in Flagstaff right now?
The median sold price in October 2026 was $662,500, and the median over the last six months was $674,000. The median asking price across active listings is $715,000. That gap of about $50,000 shows buyers are paying less than many sellers hope, so pricing to recent sales matters.
Who has the upper hand in Flagstaff right now, buyers or sellers?
It’s balanced overall at 5.5 months of inventory, but it splits by price. The $600K–$799K range is tightest at 3.0 months, close to seller’s territory. Homes above $2.8M have 9.4 months of supply, a clear buyer’s market. Your price range decides which side has leverage.
